NRIs Drive Demand for Gated Communities and Senior Living Projects

Coimbatore’s real estate market is booming, with a 35% increase in demand from NRI (Non-Resident Indian) customers in the past year alone. This is driven by a number of factors, including the city’s growing economy, high quality of life, and relatively affordable housing prices.

NRIs are particularly interested in gated communities, which offer security, privacy, and amenities such as swimming pools, gyms, and parks. Gated communities are also a popular choice for affluent Indian residents.

Another trend is the growing demand for senior living real estate projects from NRIs. These projects are designed to meet the needs of older adults, and they offer a variety of amenities and services, such as assisted living, medical care, and social activities.

The increased demand from NRIs is especially from the gulf countries, followed by Singapore, the United States, and Australia, says Sekhar, Managing Partner of REMAX Coimbatore.

Chennai, Hyderabad, and Mumbai See Highest NRI Demand

Other Indian cities that are seeing a high demand for real estate from NRI customers include Chennai, Hyderabad, and Mumbai. These cities are all major economic and cultural centers, and they offer NRIs a good quality of life and a wide range of investment opportunities.

NRIs Opting for Personal Use Properties

A substantial 65% of NRIs who are interested in buying property in India are opting to purchase properties for personal use, either for themselves or their parents. This suggests that NRIs are increasingly viewing India as a desirable place to live, work, and retire.

3BHK Units in Greater Demand

Potential buyers from Bangalore, Chennai, and Delhi-NCR are preferring 3BHK units over the earlier favourite 2BHKs. This is likely due to the hybrid work culture, which has led to a need for larger spaces to work and live in.

Further Investments and Quick Renting Turnaround

For the first time in many years, property owners are getting the “asking price” for their properties. The report says that 40% of landlords are considering investing in a new property.

On average, gated society properties get rented out 30% faster than non-gated society properties. 52% of the surveyed in Delhi mentioned that their properties got rented out within a fortnight. This was 46% in Mumbai.
